Record Associates were instructed to undertake a full building survey of this dilapidated Grade II listed farmhouse just outside Shrewsbury in Shropshire prior to its acquisition.

Following the preparation of the full building survey, Record Associates were subsequently instructed to advise on the redevelopment of the property against a fast track programme so as to take full advantage of the outgoing VAT relief and included the construction of a two storey extension providing an additional 100sq.m incorporating a new kitchen, pantry, utility and master bedroom; the removal of various internal walls; the introduction of additional ventilation to address damp and woodworm within the property; levelling and insulating the ground floors; and the fixing of sheepswool insulation to the inside of the external walls to dramatically improve the thermal performance of the property whilst also maintaining breathability.

Our services included undertaking a full building survey, the selection and appointment of the architect and engineer, undertaking planning and listed building pre-application consultations in order to produce a design which worked for both the owners and the planning and conservation officers, drafting of the design & access statement, the preparation of the specifications and schedules of works, negotiation of the building works with the builder and administration of the construction contract.

A feasibility study was also undertaken to assess the cost v benefit of extracting drinking water from the 23m disused well to the rear of the property.
