We were instructed to provide a comprehensive suite of services including a Building Survey, Valuation and Cost Advice prior to the acquisition of this traditional 18th century lakeland farmhouse. The property is split into two separate properties comprising a four bedroom farmhouse (pictured) and a two bedroom cottage. A detached stone barn with planning permission for conversion into ancillary accommodation is also provided within the grounds.
Our services included the provision of :-

- Modernisation of the property as a single dwelling;
- Conversion of the barn;
- Valuation advice including:-
- Value as a 6 bed, modernised property;
- Value as two separate, modernised properties;
- Value incorporating the converted barn.
Our appointment culminated in the preparation of a detailed report with an executive summary highlighting the key issues identified by the building survey together with annexes providing our advice on the costs for the works proposed and valuations including the comparable evidence compiled to support our conclusions.
