Record Associates were appointed by Pathway Intermediates to provide Construction Project Management services for the redevelopment of a dilapidated 50,000 sq.ft industrial unit which was acquired to support the business’ expansion.
The premises had been used to build armoured vehicles and was in a poor state of repair having been derelict for several years so the works entailed the refurbishment of the roof and roof lights, grid blasting of the steelwork to remove heavy oil deposits, asbestos removal, demolition of old ancillary accommodation, stripping out and installation of new services, new epoxy flooring to provide a clean, sanitary environment, new toilets and changing accommodation as well as the reconfiguration of the 8,000sq.ft offices to provide modern office space.
Our construction project management role involved procuring the design team to support the project, selection of various directly appointed contractors to undertake various enabling works, de-risk the project and provide best value for money prior to the engagement of a main contractor to undertake the main build.
We worked closely with the client and design team to identify the most cost effective solutions to some of the issues being faced which adds to our philosophy that value is created on the drawing board.

The works were completed in May 2019 on programme and within their £750,000 budget.
